The Guitarist's Way has great straightforward pieces, yellow book being the easiest, then orange - as for exercises, they have arpeggios and scales, but not many finger exercises. Pieces are great if you can ignore the silly cartoons for kids. Charity shops often have them.
'Mastering Guitar Technique' by Christopher Berg (Mel Bay)is fantastic for exercises and good technique in general.

Minorkey - keep going fella and then keep going again & again.
I made the mistake of trying to learn a number of songs at the expense of improving. BUT it's well worth getting a set of three as you can go out for sing rounds in friendly groups/venues. Watching, listening to others is a good step to take.
I'd search wide on Internet for playing techniques from teachers of every style.
And enjoy the journey.

I've been really enjoying Fred Sokolow's lessons on guitarvideos.com You have to buy them if you want the whole 90 minute DVD (or download) lesson, but there are a hell of a lot of individual song lessons available for free. (You can also find them just by going to YouTube and searching for "Fred Sokolow")
I'm doing his jazz lessons at the moment, which are intermediate level, but he has some great beginner lessons covering things like the songs of Bob Dylan, Woodie Guthrie, Grateful Dead,Johnny Cash, Paul Simon but also beginner fingerpicking, beginner blues etc. I cannot stress enough how good his lessons are: they would be worth the money just to hear him talk and play, but they are very clear relaxed tuition too.
